Somewhere Your Children Will Say They Are From | Going back to happiness

Before a plot becomes somewhere your family can call home, it has to survive the paperwork. This guide explains the four stages land should clear before sale: title verification, physical survey, statutory approvals and completed infrastructure, and why doing them in the right order matters as much as doing them at all.

The four stages a piece of land has to clear before we will sell it to you

A tiled roof. A field running down to the hills. An address the family knows by heart. The way back to it is unromantic: four stages, in order, each finished and on paper before the land is offered for sale.

An address the whole family knew by heart, the kind that got written on the back of envelopes for forty years and never needed a pin code because the postman knew.

That is the picture. It is worth wanting.

The way back to it is unromantic.

It is four stages, in this order, every time, and nothing is offered for sale before the stage above it is finished and on paper.

❌ Not “in process.” ❌ Not “will come after registration.”Finished. In a file. With a date and a signature on it.

Most of what goes wrong with land in India goes wrong because somebody sold at Stage Two while telling the buyer they were at Stage Four.

The stages are not complicated.

The discipline is holding the order.


01 · TITLE

🏛️ Stage One: Who Actually Owns the Land?

Before anything else, we establish who owns the land, and whether they can lawfully sell it.

This is a thirty-year search, not a thirteen-year one.

Thirteen years is what a seller usually offers, because it is cheap and because it hides things.

Thirty years covers the period that matters for adverse possession and for any bank's legal opinion, and it is long enough to catch the partition nobody registered and the mortgage nobody released.

And yes, that means accounting for the sister who married into another district and was quietly left off the release deed.

✅ Stage One is complete only when...

There is a written title opinion on an advocate's letterhead saying the title is clear and marketable, and naming what was examined to reach that conclusion.

If it does not end that way, there is no Stage Two.

Not a discounted price.

Not a conditional agreement.

Not “we'll fix it after.”

The parcel goes back.

This is the stage that costs us the most deals.

It is also the only stage where a mistake cannot be repaired later with money.


02 · THE GROUND

📐 Stage Two: Does the Land Match the Paper?

Paper and ground do not always agree.

Stage Two is where we reconcile them, before anyone is asked to imagine a house here.

A licensed surveyor walks the parcel and demarcates every corner against the Field Measurement Book sketch, the state's own drawing of the boundary.

If the shape on the FMB does not match the shape on the ground, we find out why before going further.

Shortfalls of a few hundred square feet are ordinary in Indian land.

They become a problem when they are discovered after registration, which is when they are usually discovered.

🌧️ Then we check what the brochure photograph cannot show

🚗 Access

Not simply:

“There is a road.”

We ask:

Whose road? How wide?

Is it a layout road handed over to the authority?

A gifted road?

Or somebody's private land that can be closed the year after you build?


🌊 Level & Water

What does the parcel look like in the last week of October?

What do the neighbours say the water reached in the worst year they remember?

Was this a tank bed within living memory?


🪨 Soil

How deep is the hard strata?

Is this filled ground?

Because that can be the difference between a foundation costing what you budgeted...

and one costing three times more.


💧 Groundwater

Depth.

Quality.

Availability.

In large parts of Tamil Nadu, water decides whether a place is liveable.

Not its distance from a highway.


👣 Possession

Who is actually on the land?

A tenant?

A caretaker?

A farmer with a standing crop?

A fence?

A shrine?

Long undisturbed possession by someone who is not the owner is a serious thing.

And sometimes you discover it only by walking the land.


🏭 What Is Next Door?

Not merely what is next door today.

What does the master plan say could be there tomorrow?

A quarry?

A dump yard?

A high-tension line?

A shed that will become a factory?


🤝 Then we do something remarkably simple

We talk to the two adjoining owners.

It takes an hour.

It costs nothing.

And it has ended more deals for us than any document.

✅ Stage Two is complete only when...

There is a surveyor's demarcation report and a complete site file containing measurements, soil report, water data, boundary photographs and a written note of anything a buyer would want to know.

03 · APPROVALS

🏗️ Stage Three: Can You Actually Build on It?

Clear title on land that cannot be built on is still an expensive mistake.

Stage Three makes the land legally usable for what it is being sold as.

📋 Depending on the parcel, this means:

⚠️ One distinction matters enormously

Panchayat approval is not the same thing as planning approval.

It affects:

  • Loan eligibility
  • Resale
  • Future construction permission

Where it is offered as a substitute, it is being offered as a substitute for a reason.

✅ Stage Three is complete only when...

The approval numbers are live on a government portal and can be verified by a stranger without asking us for anything.

04 · WHAT IS ACTUALLY BUILT

🌳 Stage Four: Does the Infrastructure Exist?

The last stage is the one buyers can see.

Which is why it is the one most often done first and worst.

We mean:

🛣️ Roads laid, not marked.

🌧️ Storm water drains constructed, not drawn.

🧱 Boundary walls and survey stones placed.

Electricity brought to the plot boundary, with the transformer in place.

Not “available nearby.”

Because available nearby means available to someone else.

💧 Water source established and tested.

🚰 Drainage decided and built.

🌳 Trees planted early enough that they are trees by the time anyone lives here.

And all of this is done before sale.

Not after.

Not:

“On completion of 60% bookings.”

Development funded out of future sales is a promise with a financing condition attached.

The condition is the part that fails.

✅ Stage Four is complete only when...

The infrastructure exists on the day you visit.

Because that is the only form of infrastructure that has ever been worth anything.


🧭 THE FOUR-STAGE RULE

No stage is skipped.

No stage begins by pretending the previous one is complete.

No plot is sold on a promise about what will happen later.


💰 What This Order Costs

It should be said plainly, because the cost is real.

It is mostly ours to carry.

But partly yours.

It means fewer parcels.

Most land we examine does not clear Stage One.

A good deal of what clears Stage One fails at Stage Two when the survey does not reconcile or the access turns out to be someone's private strip.

It means slower.

A parcel can sit for a year between conversion and approval.

During that year it is not for sale, no matter how many people ask.

It means we are not the cheapest.

Land that has cleared four stages costs more than land that has cleared one and a half.

It always will.

The difference is not margin.

It is:

the survey, the advocate, the conversion, the approval, and the roads that are already there.

And sometimes...

It means walking away from something beautiful.

A parcel with a view of the hills.

A stream at the bottom of the field.

And one heir in Dubai who will not answer the phone.

It stays beautiful.

It does not become ours.

And it does not become yours.


🔐 Why the Order Matters More Than the List

Every developer will tell you they do all four.

Many genuinely do.

The difference is sequence.

Land sold at Stage Two with Stage Three “in progress” is a bet.

Usually, it is a bet the buyer is taking without being told they are the one holding it.

If the conversion does not come, the buyer's money is sitting in a parcel that cannot be built on.

If the approval is refused, the same.

Holding the order moves that risk to where it belongs.

By the time a plot is offered, every question that could have gone wrong has already gone right.

And it has gone right in writing, in a file, with a date on it.

That is the whole method.

It is not clever.

It is not proprietary.

It is simply done in order, and finished before it is sold.


👣 The Buyer's Half

None of this replaces your own diligence.

And we would think less of a buyer who skipped it.

Before buying:

☑️ Ask for the title opinion. Read it.

☑️ Type the approval number into the government portal yourself.

☑️ Bring your own advocate. Not one we recommend. One you find.

☑️ Walk the boundary with the surveyor.

☑️ Watch the corners being pointed out.

☑️ Visit in the rain.

☑️ Talk to the neighbours before you talk to us again.

If any of that produces an answer you do not like, it is better to have it now, from a file...

than in fifteen years from a court.


🌿 The Point of All of It

Somewhere in the middle of all this paper there is a reason for it.

The address on the back of the envelope.

The gate the children learn to open before they can reach the latch.

The particular tree.

The place someone comes back to after twenty years in another country...

and finds still standing.

Still theirs.

Still uncontested.

Land becomes that only if the title holds for three generations.

Everything above, the thirty-year search, the FMB sketch, the conversion order, the transformer, exists so that in 2070 nobody in your family has to stand in a queue at a registrar's office trying to prove what should never have been in question.

The romance is real.

**It is on the other side of the paperwork.

**And there is no route to it that goes around.
