✈️ Buying Land Near an Airport in India
The Complete Risk & Due Diligence Guide — 2026
JAMIN BAZAAR · LAND & PLOT BUYING · INDIA
26 MIN READ · Updated August 2026
🟡 THE JAMIN RULECHECK THE SKY BEFORE YOU CHECK THE PRICE.
There are two stories about airport land in India.
And both of them are true.
The first is the story your broker loves telling you.
Somebody bought dry farmland outside Devanahalli in 2003 for a number that now sounds like a typo. Bengaluru's airport opened in 2008. Twenty-two years later, that same survey number sits beneath a tech park.
That story is real.
It created extraordinary first-generation wealth across parts of South India.
But there is another story.
It is quieter.
Nobody puts it in a sales brochure.
Someone buys four acres beside a proposed greenfield airport after reading a newspaper headline. The price already carries an "airport premium."
Then the airport moves.
Or stalls.
Or the government acquires the land.
Or the airport gets built exactly where promised...
...and the owner discovers that aviation restrictions mean the development they imagined can never be built.
This guide is about making sure you understand which story you are buying into.
🚨 BEFORE YOU BUYAirport-adjacent land is not ordinary land with a better location. There may be another authority with effective control over what happens above your property. That authority does not appear on your:**Patta · Chitta · Sale Deed · Encumbrance Certificate
**Yet aviation restrictions can limit what you build, restrict certain uses and, in serious cases, result in action against unauthorised structures.
Read this before signing anything within 20 kilometres of a runway, whether that airport is operating, under construction or merely announced.
⚡ THE 60-SECOND VERSION
If you remember nothing else from this guide, remember these seven things.
① ✈️ WITHIN 20 KM? CHECK HEIGHT RESTRICTIONS
Within 20 km of an Aerodrome Reference Point, aviation height restrictions can affect what you build.
Check NOCAS / the applicable CCZM before you check the price.
② 📐 HEIGHT IS NOT MEASURED FROM YOUR GROUND
Permissions are expressed using elevation above mean sea level.
If:
Permitted Top Elevation = 45 m AMSL
and
Your land = 30 m AMSL
then:
45 − 30 = 15 metres
That is roughly the physical height available for your structure before considering other requirements.
③ 🐦 THE 10 KM BIRD-HAZARD BELT MATTERS
Certain activities involving animal slaughter, exposed organic waste and other bird-attracting uses face restrictions within the relevant airport radius.
This can affect what the property can ultimately be used for.
④ 🛡️ DEFENCE AIRFIELDS ARE DIFFERENT
A defence aerodrome may involve the:
Air Force · Army · Navy
The process can be less transparent and more time-consuming than dealing with a conventional civil airport.
⑤ 📰 AN ANNOUNCEMENT IS NOT AN AIRPORT
Remember this chain:
Announcement
↓
Approval
↓
Acquisition
↓
Construction
↓
Operation
Each is a separate gate.
A project can fail or stall at any one of them.
⑥ 💰 ACQUISITION CAN DESTROY THE AIRPORT PREMIUM
If you pay a speculative market price because an airport has been announced, do not automatically assume an acquisition award will compensate you at the same speculative price.
That gap can hurt.
Badly.
⑦ 🛣️ THE MONEY MAY NOT BE AT THE AIRPORT WALL
Often the more interesting opportunity is farther out along the:
Expressway · Ring Road · Metro · Logistics Corridor · Industrial Spine
You may capture the connectivity without taking the most severe airport-adjacent restrictions.
🧭 PART 1
Why Airport Land Behaves Unlike Ordinary Land
Ordinary land has a fairly simple value engine:
What can I legally build here, and what will somebody pay to be here?
Airport-adjacent land behaves differently.
It has three engines pushing value upward...
...and three brakes pushing in the opposite direction.
🚀 THE THREE VALUE ENGINES
🛣️ 1. CONNECTIVITY UPLIFT
An airport rarely arrives alone.
It can pull in:
- Wider access roads
- Expressways
- Ring roads
- Metro extensions
- New bus routes
- Utility infrastructure
- Commercial development
Often, the road matters more to surrounding land values than the terminal itself.
👷 2. EMPLOYMENT GRAVITY
A mature airport behaves like a small city.
It needs:
✈️ Ground handling 📦 Cargo 🔧 MRO 🍽️ Catering 🏨 Hotels 🚚 Freight forwarding 🛃 Customs services 🚕 Transport 🛍️ Retail 👷 Thousands of workers
Jobs create housing demand.
Housing demand creates land demand.
🏗️ 3. LAND-USE CONVERSION
Agricultural land in a growth corridor may eventually be reclassified for residential, commercial or industrial use.
That administrative change can sometimes create more value than the airport story itself.
🛑 THE THREE BRAKES
📏 1. VERTICAL SUPPRESSION
The closer you move toward aviation-sensitive areas, the more important permitted building height becomes.
Your FSI may say one thing.
The airspace may say another.
The sky wins.
🚫 2. USE SUPPRESSION
Depending on location and circumstances, restrictions may affect:
- Bird-attracting activities
- Certain waste uses
- Tall masts
- Cranes
- Drones
- Reflective installations
- High-intensity lighting
- Other aviation-sensitive activities
🏛️ 3. SOVEREIGN / PROJECT RISK
Your land may eventually be needed for the airport itself.
Or...
The airport may never happen.
💡 JAMIN INSIGHTThe strange thing about airport property is that **the engines and brakes can become strongest in the same place.
**A parcel very close to a runway may have a fantastic connectivity story but terrible development flexibility.
A parcel farther away along the access corridor may have slightly weaker proximity but much greater freedom.
Proximity alone does not equal value.
🛫 PART 2
Who Owns the Sky Above Your Plot?
⚖️ THE LEGAL ARCHITECTURE
India's aviation statute changed recently.
The Bharatiya Vayuyan Adhiniyam, 2024 came into force on 1 January 2025, replacing the Aircraft Act, 1934.
For property buyers, one of the key practical instruments remains the:
**Ministry of Civil Aviation
Height Restrictions for Safeguarding of Aircraft Operations Rules, 2015**
G.S.R. 751(E) · 30 September 2015
These rules govern aviation-related height restrictions around aerodromes.
📍 FIRST, UNDERSTAND THE ARP
Airport distances are not necessarily measured from:
❌ The terminal entrance ❌ The airport gate ❌ The compound wall ❌ Whatever pin your broker dropped on WhatsApp
The critical reference is the:
AERODROME REFERENCE POINT — ARP
The designated geometric reference point of the aerodrome.
That distinction matters.
📄 WHEN DO YOU NEED HEIGHT CLEARANCE?
🔴 WITHIN 20 KM OF AN ARP
Aviation height-clearance requirements become relevant.
Do not assume a small house is automatically irrelevant to the regime.
🟢 FARTHER OUT
Different thresholds apply depending on the airport and proposed structure, particularly for genuinely tall structures.
This becomes especially relevant for:
📡 Telecom towers 🏭 Chimneys 🌬️ Wind turbines 🏢 High-rise buildings
🟨 CCZM
The Colour Coded Zoning Map
AAI publishes Colour Coded Zoning Maps, or CCZMs, for many airports.
Think of the CCZM as an aviation-height map surrounding an airport.
Each mapped area carries a:
PERMISSIBLE TOP ELEVATION — PTE
This gives an indication of the elevation up to which a structure may be permissible, subject to the applicable rules and approvals.
⚠️ IMPORTANTA favourable-looking CCZM cell does not automatically mean:"BUILD WHATEVER YOU WANT."Approach, take-off, transitional and other compulsory-referral areas can still require specific aviation scrutiny.
🖥️ NOCAS
Where a direct clearance is required, the AAI operates:
NOCAS
No Objection Certificate Application System
nocas2.aai.aero
It provides online processes relating to aviation height clearance.
And this leads to one of the cheapest checks in Indian property due diligence.
💡 BEFORE PAYING AN ADVANCEObtain the actual WGS-84 coordinates of the property.
Use the available aviation mapping / NOCAS resources to understand the indicative permissible elevation.
If the aviation restriction already destroys your intended project...You may have just saved yourself lakhs or crores before paying ₹1.
📐 THE INVISIBLE CEILING
Airport height restrictions are not simply circles drawn around a terminal.
The aviation surfaces have geometry.
And geometry is why:
Two plots 800 metres apart can have completely different development potential.
⛔ THE INNERMOST RESTRICTED AREA
Land immediately around operational runway infrastructure can face extremely severe construction restrictions.
If your survey number falls into such a zone, no "airport appreciation story" should distract you from the restriction.
🔻 THE APPROACH & TAKE-OFF FUNNEL
This is one of the most important concepts in this entire guide.
Aircraft do not approach a runway from every direction equally.
They follow defined approach and departure paths.
Those paths create something like an invisible wedge extending outward from the runway.
THE FUNNEL.
A plot may be:
3 km from the airport
and still have very different rights from another plot:
3 km from the same airport
because one sits beneath an approach path and the other sits laterally away from it.
🚨 BROKER RED FLAG**"Only 3 km from the airport!"
**Your next question should be:"Three kilometres from what, and where is the runway funnel?"
🌊 AMSL vs AGL
The Difference That Can Cost Crores
This is where otherwise attractive development deals quietly collapse.
AAI permissions use:
AMSL
Above Mean Sea Level
Your useful construction height is effectively derived from:
BUILDABLE HEIGHT (AGL)= PERMITTED TOP ELEVATION (AMSL) − SITE ELEVATION (AMSL)
🧮 WORKED EXAMPLE
| 📐 Input | Value |
|---|---|
| Permissible Top Elevation | 47 m AMSL |
| Site elevation | 16 m AMSL |
| Gross available height | 31 m AGL |
| Rooftop allowance / appurtenances | 4.5 m |
| Net height for floors | 26.5 m |
| Typical floor-to-floor | 3.15 m |
| Approx. achievable floors | 8 |
Now imagine the seller has priced that site on the assumption that you can build twelve floors.
You may be paying for four floors that cannot physically exist.
🏢 DON'T FORGET THE ROOFTOP
The top of the building is not necessarily your last apartment ceiling.
Height can also be consumed by:
- Parapet walls
- Lift machine rooms
- Overhead tanks
- Staircase headrooms
- Solar structures
- Antennas
- Lightning arrestors
- Signage
- Architectural features
A few metres can equal an entire floor.
🟡 JAMIN RULEFSI tells you how much floor area planning rules may allow.
**Aviation clearance tells you whether the sky physically allows you to stack it.
**Never confuse the two.
🛡️ DEFENCE AERODROMES
A Harder Regime
If your nearest aerodrome is operated by the:
Indian Air Force · Indian Navy · Indian Army
the process can differ from ordinary civil-airport NOCAS handling.
Tamil Nadu buyers should be particularly aware of facilities including:
📍 Tambaram Air Force Station 📍 Air Force Station Sulur 📍 INS Rajali, Arakkonam 📍 Air Force Station Thanjavur 📍 Naval aviation facilities in the Ramanathapuram region
🚨 MULTIPLE-AERODROME TRAPIn an area influenced by more than one aerodrome, do not check only the airport mentioned in the property advertisement.
The most restrictive applicable constraint may come from another aerodrome.
🐦 PART 3
The 10 km Bird-Hazard Belt
Bird strikes are a serious aviation hazard.
That means airport safety law can regulate land use, not merely building height.
Within the relevant radius, activities likely to attract birds or animals can face legal restrictions.
These may include:
🔴 Abattoirs 🔴 Meat-processing activities 🔴 Poultry dressing 🔴 Open fish-drying yards 🔴 Garbage dumping 🔴 Open organic-waste operations 🔴 Certain rendering / by-product activities
🏡 WHY SHOULD A RESIDENTIAL BUYER CARE?
Two reasons.
1️⃣ YOUR FUTURE BUYER POOL
Restrictions on commercial or agro-processing uses may reduce the categories of buyers who can use the property.
2️⃣ THERE MAY ALSO BE AN AMENITY BENEFIT
The same aviation-safety regime that restricts certain uses can reduce the possibility of undesirable bird-attracting waste activities nearby.
💡 JAMIN INSIGHTA restriction is not automatically negative.
Sometimes a restriction removes an unpleasant future neighbour.
Understand the restriction before deciding whether it hurts or helps your intended use.
🚧 PART 4
The Invisible Restrictions Nobody Mentions
Height and bird hazards get most of the attention.
But several other issues can appear when you actually start developing the land.
🏗️ CONSTRUCTION CRANES
A crane can become a temporary aviation obstacle.
Do not assume that because the finished building clears the height restriction, the crane automatically does.
📡 TELECOM & TRANSMISSION MASTS
Telecommunication structures can involve additional coordination, including SACFA-related requirements and aviation clearances.
If your investment thesis includes tower rental income:
Verify first. Underwrite later.
☀️ SOLAR & REFLECTIVE SURFACES
Large solar installations and highly reflective façades can raise glare concerns around aviation operations.
A cheap parcel near an airport is not automatically a viable solar site.
🌬️ WIND TURBINES
Large turbine structures and aviation-sensitive areas are an obvious conflict.
🚁 DRONES
Airport proximity can affect drone operations.
This matters if your future use includes:
- Agricultural spraying
- Aerial surveys
- Mapping
- Photography
- Drone logistics
📡 ILS / NAVIGATION EQUIPMENT
Certain navigation installations can have protected areas where structures or reflective surfaces interfere with signals.
💡 HIGH-INTENSITY LIGHTING
Stadium lights, lasers and powerful searchlights may raise pilot-distraction issues.
🏗️ PART 5
When Your Land Is the Airport
This is the risk that can turn an apparently brilliant airport investment into dead capital.
THE ACQUISITION CASCADE
1. Site identification
↓
2. Feasibility / preliminary survey
↓
3. Government authorisation
↓
4. Survey numbers identified
↓
5. Objections / hearings / impact processes
↓
6. Declaration & award
↓
7. Possession
🚨 CRITICAL POINTOnce your survey number enters a formal acquisition process, your practical freedom to sell, finance or develop the land can change dramatically.
Check the precise acquisition statute and notification affecting the parcel.
💰 THE COMPENSATION TRAP
Here is the nightmare scenario.
You buy at:
SPECULATIVE MARKET PRICE
because everyone believes an airport is coming.
Later, acquisition compensation is determined using the applicable statutory mechanism.
Those two numbers may not match.
💸 ILLUSTRATIVE BAD CASE
| Item | Amount |
|---|---|
| Purchase price — 1 acre | ₹1,20,00,000 |
| Guideline value | ₹18,00,000 |
| Illustrative statutory base | ₹36,00,000 |
| Structures / trees / wells | ₹4,00,000 |
| Illustrative solatium | ₹40,00,000 |
| Illustrative total award | ₹80,00,000 |
| 🔴 Capital difference | −₹40,00,000 |
And that is before considering:
💸 Stamp duty 💸 Registration ⏳ Years of locked capital 🧱 Fencing 👮 Security 📉 Opportunity cost
🟡 IMPORTANTThis does not mean every acquisition produces a loss.
Governments may negotiate packages above statutory floors, particularly in politically sensitive acquisitions.
But you cannot safely build an investment case around the hope that a future government will be generous.
Underwrite the conservative outcome. Treat anything better as upside.
🏛️ TAMIL NADU'S SPECIAL PROJECT ROUTE
Tamil Nadu also has the:
Tamil Nadu Land Consolidation (for Special Projects) Act, 2023
Large projects may use consolidation or pooling mechanisms rather than a simple conventional acquisition path.
Parandur was formally declared a Special Project under this framework in March 2026.
Depending on the scheme, land pooling can produce a very different outcome from a simple cash acquisition.
Read the actual scheme.
Not the newspaper headline.
🗳️ PART 6
THE PARANDUR LESSON
Political Risk Is Real Risk
Parandur is almost a textbook case of why airport speculation requires more than a map and a newspaper clipping.
📅 THE STORY
2021
Tamil Nadu explores a second airport for Chennai.
↓
August 2022
Parandur is selected from candidate locations.
↓
2022 onward
Affected villagers, especially around Ekanapuram, mount sustained protests.
↓
2023–2025
Surrounding land values re-rate sharply on the airport thesis.
↓
2025
Acquisition and approval processes advance.
↓
March 2026
The project is declared a Special Project.
↓
2026 political change
The political environment changes.
↓
May 2026
A status quo is ordered pending fresh review.
⚠️ WHAT HAPPENED TO THE INVESTMENT THESIS?
The airport may still eventually happen.
But someone who paid a 2025 price based on a specific opening date is now holding land whose major catalyst has an uncertain timeline.
💡 THE PARANDUR LESSONA greenfield airport may begin as the promise of one government......but it may need several future governments to keep that promise.
Political durability belongs in your property valuation.
🛡️ PART 7
THE HOSUR LESSON
Sometimes an Airport Hits a Wall in the Sky
Tamil Nadu proposed a greenfield airport around the:
Hosur · Berigai · Bagalur · Shoolagiri corridor
The location made commercial sense.
Industrial activity was strong.
Land was identified.
Studies progressed.
Land prices reacted.
But two structural issues existed.
1️⃣ Bengaluru airport's concession framework
2️⃣ Defence / HAL airspace constraints
Then, according to the source material:
January 2026
The Union Ministry of Defence rejected the proposal on airspace grounds.
🚨 READ THAT AGAINAn entire proposed airport, backed by a state government and involving thousands of acres, could run into an airspace constraint.
Airspace is not paperwork.
It is infrastructure.
💡 THE HOSUR LESSON
Site selection ≠ Central approval
State announcement ≠ Airspace clearance
Land plan ≠ Airport
Before buying around a proposed airport, ask:
"Which approvals are still outstanding?"
⏳ PART 8
The Announcement-to-Tarmac Gap
Airports take time.
Often much more time than surrounding land advertisements suggest.
🛫 NAVI MUMBAI
Serious planning dates back to the 2000s.
The airport was formally inaugurated on:
8 October 2025
Commercial operations began:
25 December 2025
That represents an extremely long journey from serious planning to passenger operations.
🛬 NOIDA / JEWAR
Inaugurated:
28 March 2026
The source article notes that commercial operations had still not commenced by late April 2026 because further security clearances remained outstanding.
💹 WHAT TIME DOES TO RETURNS
Suppose:
BUY = ₹80 LAKH
Eventually:
SELL = ₹4 CRORE
That's a spectacular-looking:
5×
But now add time.
| Holding Period | Approx. CAGR |
|---|---|
| 🟢 5 years | 38.0% |
| 🟡 10 years | 17.5% |
| 🟠 15 years | 11.3% |
| 🔴 18 years | 9.4% |
| 🔴 22 years | 7.6% |
At eighteen years, the headline 5× becomes less than 10% annualised before carrying costs.
💡 JAMIN MONEY RULE**THE MULTIPLE IS NOT THE RETURN.
**Time changes everything.
Always calculate CAGR.
🔊 PART 9
Noise & Resale
Aircraft noise is not simply background hum.
Under an approach path, aircraft movements can arrive repeatedly throughout busy periods.
🔻 UNDER THE FUNNEL
Potentially much worse than merely being geographically close to the airport.
🌬️ WIND MATTERS
Runway operating direction can change with prevailing winds.
A quiet visit on one afternoon proves very little.
🛫 FUTURE RUNWAYS MATTER
A future parallel runway may put a currently quiet parcel beneath a new flight path.
Read the airport master plan.
🏠 RESIDENTIAL RESALE
Persistent aircraft noise can narrow the owner-occupier buyer pool.
🏭 COMMERCIAL PROPERTY
Warehousing, logistics, industrial and some hotel uses may care far less about aircraft noise.
🟡 JAMIN RULE**Don't merely ask how close the airport is.
**Ask:"Where do the aircraft actually fly?"
🎯 PART 10
WHERE THE MONEY MAY ACTUALLY BE
The Airport Ring Model
Stop thinking:
"Near the airport."
Start thinking:
RINGS + RUNWAY + ROAD
🔴 RING 0
0–2 KM
⛔ VERDICT: AVOID UNLESS YOU ARE A SPECIALIST
Potential characteristics:
🔴 Severe development constraints 🔴 High acquisition exposure 🔴 Aviation-sensitive areas 🔴 Weak ordinary residential thesis
This is specialist territory.
🟠 RING 1
2–8 KM
⚠️ VERDICT: EXCELLENT FOR THE RIGHT USE, BAD FOR THE WRONG ONE
Height constraints and noise may matter considerably.
But connectivity can be exceptional.
🟢 USES THAT MAY FIT
📦 Warehousing ❄️ Cold chain 🚚 Freight 🔧 MRO support 🏨 Airport hotels 🅿️ Parking 👷 Staff accommodation ⚡ Utilities
🔴 USES THAT MAY STRUGGLE
🏢 High-rise projects whose economics depend on stacking floors.
🟢 RING 2
8–20 KM
⭐ VERDICT: POTENTIAL RESIDENTIAL SWEET SPOT
You may retain much of the connectivity benefit while reducing some of the harshest proximity effects.
Potentially suitable for:
🏡 Plotted development 🏘️ Residential 🏢 Mid-rise projects 🏬 Mixed-use development
But:
✈️ YOU ARE STILL WITHIN THE 20 KM CHECK ZONE.
Verify your exact coordinates.
🔵 RING 3
20–40 KM ALONG THE ACCESS CORRIDOR
🏆 VERDICT: THE QUIET WINNER
Potential advantages:
🟢 Less aircraft noise 🟢 Lower airport acquisition exposure 🟢 Greater development freedom for ordinary projects 🟢 Still captures new transport infrastructure
But there is one huge condition.
THE CORRIDOR MATTERS.
Thirty kilometres away in the wrong direction may mean nothing.
Thirty kilometres away on the expressway, ring road or metro corridor can be a completely different asset.
💎 JAMIN INVESTMENT INSIGHTA strong airport-land thesis should ideally survive even if the airport is delayed.
Ask:"If the airport disappears tomorrow, what else makes this land valuable?"
Industry?
Highway?
Existing city growth?
Employment?
Logistics?
If the answer is nothing, you are not merely buying land.
You are buying the airport announcement.
🗺️ PART 11
Tamil Nadu Ground Truth
Airport by Airport
✈️ CHENNAI INTERNATIONAL
Mature and surrounded by dense urban development.
Areas around:
Pallavaram · Chromepet · Tambaram · Pammal · Anakaputhur · Nanganallur · Meenambakkam
require careful aviation-height analysis.
Tambaram Air Force Station creates another aviation consideration in the wider southern corridor.
JAMIN VIEW: 🔴 CHECK BOTH CIVIL AND DEFENCE CONSTRAINTS
✈️ PARANDUR
Proposed second airport for Chennai.
The source article records the project as under status quo review following the 2026 political change.
JAMIN VIEW: 🟠 POLITICAL OPTION, NOT A CERTAINTY
✈️ HOSUR
The surrounding industrial economy is genuine.
But the airport proposal encountered a defence airspace rejection according to the source article.
JAMIN VIEW: 🟡 BUY HOSUR FOR HOSUR, NOT FOR AN UNAPPROVED AIRPORT
✈️ COIMBATORE
Operational airport with expansion activity.
Sulur Air Force Station creates another aviation layer in the region.
JAMIN VIEW: 🟠 TWO-AERODROME CHECK IS ESSENTIAL
✈️ TIRUCHIRAPPALLI
Growing international aviation catchment.
Less speculative noise than some major proposed-airport markets.
JAMIN VIEW: 🟢 STUDY FUNDAMENTALS, NOT HYPE
✈️ MADURAI
Operational airport with tourism, business and medical-travel demand.
JAMIN VIEW: 🟢 LOCATION AND USE STILL MATTER MORE THAN THE WORD "AIRPORT"
✈️ THOOTHUKUDI
Airport expansion interacts with port and industrial-corridor development.
That gives the area more than one economic driver.
JAMIN VIEW: 🟢 MULTIPLE DEMAND DRIVERS ARE HEALTHIER
🛡️ DEFENCE & NAVAL AIRFIELDS
Don't forget:
INS Rajali · Arakkonam
Air Force Station Thanjavur
Sulur
Tambaram
and other relevant defence aviation facilities.
They may not appear in the property advertisement.
But they can appear in your clearance problem.
✅ PART 12
THE JAMIN AIRPORT-LAND DUE-DILIGENCE PROTOCOL
Do these in order.
Why?
Because there is little point spending heavily on title diligence for a development idea that the airspace already kills.
✈️ STAGE A

WHO WILL BUY THIS LAND FROM ME?
"Someone" is not an exit strategy.
🟢 ONLY AFTER A–F
NEGOTIATE
THEN PAY.
🚩 PART 13
12 RED FLAGS THAT MEAN WALK AWAY
🚩 RED FLAG #1
The seller will not provide exact GPS coordinates.
🚩 RED FLAG #2
The property is described as:
"3 km from airport"
but nobody specifies the measurement point.
🚩 RED FLAG #3
You ask about the runway funnel.
Everyone suddenly becomes vague.
🚩 RED FLAG #4
The layout has planning approval.
Nobody can produce the aviation clearance that may have been required.
🚩 RED FLAG #5
The entire sales pitch depends on a proposed airport with major approvals outstanding.
🚩 RED FLAG #6
The airport proposal has already been rejected by a central authority...
...but the brochure still sells the "future airport."
🚩 RED FLAG #7
An acquisition-related plan or notification affects the village.
The seller "forgot" to mention it.
🚩 RED FLAG #8
The seller suddenly needs the transaction completed immediately after major airport news.
🚩 RED FLAG #9
The asking price is massively above guideline value...
...but the promised infrastructure exists only in PowerPoint presentations.
🚩 RED FLAG #10
You receive a short-period EC.
The 30-year EC is always:
"coming tomorrow."
🚩 RED FLAG #11
There is a defence aerodrome nearby.
Nobody involved in the transaction knows anything about it.
🚩 RED FLAG #12
Every attractive number is a projection.
None is a permission.
🚨 JAMIN WALK-AWAY RULEA bad property does not become a good property because the seller gives you a discount.
🧾 PART 14
Protect Yourself in the Sale Agreement
If you decide to proceed, important protections belong in the actual agreement.
Not in:
❌ WhatsApp messages ❌ Broker promises ❌ Voice notes ❌ "Sir, don't worry" ❌ Handshakes
🔐 AAI / AVIATION NOC CONDITION PRECEDENT
Completion can be made conditional upon obtaining the required aviation clearance at a minimum acceptable elevation for your intended development.
If it fails...
The agreement should address your right to exit and recover the advance.
🛡️ ACQUISITION WARRANTY
Seller warrants that no known:
- Land Development Plan
- Government Order
- Preliminary acquisition notification
- Acquisition proceeding
affects the property, with appropriate contractual remedies.
⚖️ LITIGATION & ENCUMBRANCE WARRANTY
Include aviation-related proceedings where relevant.
📍 COORDINATE SCHEDULE
Attach:
WGS-84 coordinates
and, where appropriate:
Site elevation AMSL
to the agreement.
Document exactly what land you were sold.
⏳ LONG-STOP DATE
Do not agree to wait forever for approvals.
Set a date.
If the required approvals do not arrive...
The contract should specify what happens.
📐 SURVEY CONDITION
Completion should be linked to the licensed surveyor confirming that the actual measured property matches the FMB and agreed extent within an acceptable tolerance.
💰 RETENTION
Where commercially appropriate, consider whether part of the consideration should remain payable only after specified conditions are completed.
❓ FREQUENTLY ASKED QUESTIONS
🏠 Do I need aviation height clearance for only a two-storey house?
Within the relevant airport radius, do not assume floor count automatically exempts you.
A low structure in a permissive CCZM area may be handled differently from a structure in an approach or other sensitive zone.
Check the exact coordinates.
🟨 My CCZM cell shows a generous elevation. Am I safe?
Not necessarily.
Approach, take-off, transitional and compulsory-referral areas can require additional scrutiny.
Read the map properly, not just the number.
🏗️ What if the airport has not been built yet?
A proposed airport passes through several stages before operation.
Planning restrictions, lender behaviour and land-market pricing can begin changing long before the first aircraft lands.
Buying "before the restrictions arrive" is not a dependable strategy.
📄 Can an aviation NOC be appealed?
The NOCAS framework includes review / appeal and revalidation mechanisms.
But an appeal should never be the foundation of your investment model.
⏰ Does an NOC expire?
NOCs can carry validity periods.
An old clearance shown by a seller or developer should therefore be checked for current validity.
💰 Is airport land always a good long-term investment?
No.
A better question is:
Which airport?
Which ring?
Which corridor?
Which runway orientation?
Which price?
Which intended use?
Which approvals?
Land beside an operating, expanding airport along a real access corridor is fundamentally different from land beside a proposed airport bought after speculative prices have already exploded.
🔻 How do I know if my land is in the funnel?
Start with exact coordinates.
Then examine:
🛫 Runway alignment 📍 Extended centreline 🟨 CCZM 📐 Applicable aviation restrictions
If the answer remains unclear, use a competent aviation-clearance professional.
🏢 What happens if a building exceeds the permitted aviation height?
Aviation obstruction rules are serious.
Do not assume an excessive structure can simply be regularised later.
🏙️ I'm buying an apartment, not land. Does this still matter?
Yes.
Ask the developer for the relevant aviation NOC details where required and verify that the sanctioned project complies with the permitted elevation.
You are buying space in the sky.
Make sure the developer had permission to put it there.
💸 Is compulsory-acquisition compensation taxable?
Tax treatment can differ depending on the character of the land, acquisition mechanism and components of compensation.
Speak to a chartered accountant before modelling your net return.
🗳️ Should I buy around Parandur right now?
The source article treats this as a live political and project-risk question rather than something with a universal yes/no answer.
If you like the broader Sriperumbudur corridor because of:
🏭 Industry 🛣️ Existing connectivity 👷 Employment 📦 Logistics 🏙️ Chennai's outward growth
then value the land on those fundamentals.
Don't pay for an airport date that does not exist.
🏆 What type of airport-adjacent land is generally less speculative?
The article's preferred thesis is essentially:
An operating airport
A real access corridor
Enough distance to reduce the harshest proximity constraints
A price supported by infrastructure that exists today
That answer sounds less exciting than buying beside a proposed runway.
That's precisely the point.
🧠 THE ONE-LINE RULE
✈️ CHECK THE SKYBEFORE YOU CHECK THE PRICE.
Every expensive airport-land mistake has a familiar beginning.
A beautiful brochure.
A red circle around an airport.
A highway drawn in gold.
A salesman saying:
"Sir, airport is coming."
But the survey number tells another story.
The runway points toward it.
The land sits too high.
The allowable building sits too low.
An acquisition notification exists.
Or the airport itself remains a promise waiting for another approval.
🟡 TEN MINUTES CAN CHANGE THE DEAL
Get the coordinates.
Check the aviation environment.
Check the project status.
Then check the title.
Then inspect the land.
Then calculate the numbers.
And only then discuss the price.
🏡 BEFORE YOU BUY LAND NEAR AN AIRPORT
Talk to Jamin Bazaar.
A property should not be attractive merely because somebody drew a future airport beside it.
It should make sense even after the excitement is removed.

🔎 IMPORTANT VERIFICATION NOTE
Land law, guideline values, acquisition status and aviation permissions change.
The time-sensitive project information in the source article, particularly concerning Parandur and Hosur, is stated as accurate as of August 2026. Specific obstacle-limitation figures are orientation aids rather than a substitute for a plot-specific clearance.
Your property's permissible elevation must be established from the applicable official aviation-clearance mechanism for its exact coordinates.
