Two properties can advertise the same price per square foot and still differ by lakhs in their real cost. Not necessarily because anybody lied.

A useful planning provision might be around:
~0.5% of property value annually
depending on property type, age and condition.
A new property may barely use it.
An older property may laugh at it.

If you borrowed, include the year's interest cost.
Don't confuse:

Part of the EMI repays your principal.
Part is the cost of borrowing.
Know the difference.

It helps neutralise differences in:

Because the denominator may not represent the same thing.
One project might have:

Both can advertise the same rate while giving you very different usable space.
๐๏ธ Should interiors be included in the real property cost?
Yes.
If you need a kitchen, wardrobes, lights and basic fit-out before you can live there, those costs belong in the practical acquisition budget.
Leaving them out creates a price for a house you cannot yet comfortably occupy.
๐ Is ready-to-move always cheaper?
No.
But it can be cheaper more often than the headline rate suggests.
Depending on the transaction, ready property may avoid or reduce:

Start with the completion information available through the relevant RERA records.
Then examine the promoter's previous delivery history.
Add a realistic buffer.
Now calculate:

Listen to the calculation.
